Forest View: Builders bring new plans to Rodrock Development community

Forest View, the Rodrock Development new-home community situated high atop natural rock bluffs in Olathe, is giving homebuyers more to see this summer. The community opened to outside builders this spring and already a number of new homes are under construction.

The woodland-view community, just west of Kansas 7 and south of 119th Street on Clare Road, offers homes featuring four to five bedrooms, large master suites, custom finishes throughout and three-car garages. Home prices range from the $280,000s to the $400,000s and up.

“Forest View is the ideal setting for custom build jobs,” said Tom Langhofer, Rodrock Development general manager.

Homebuyers looking to build are encouraged to bring their own floor plan and builder, with developer approval, or choose from available plans.

Here’s a rundown of what’s new in the three communities of Forest View:

For buyers with more immediate move-in needs, The Meadows of Forest View’s four fully appointed four-bedroom former model homes by Rodrock Homes are now for sale. Three back to treed vistas and all feature virtually every upgrade, including extensive landscaping, lawn sprinkling system, deck, designer décor and other extras. Rodrock Homes also has popular two-story and reverse 1 1/2 -story plans ready for touring. All are situated on wooded, cul-de-sac, daylight or walkout home sites.

A custom-built home by Prairie Homes is also under way in The Meadows of Forest View.

In The Hills of Forest View, buyers have five new floor plan options this summer. Homes in The Hills of Forest View feature four to five bedrooms, formal dining rooms, large master suites and custom finish details.

James Engle Custom Homes’ new model home, The Hawthorne II Expanded, is an open four-bedroom, two-story plan that features a laundry room adjacent to the master suite closet. The master suite also features vaulted ceilings.

Engle is adding two more plans. The Hawthorne III is a five-bedroom plan, with one situated on the first floor suitable for use as an office or guest suite. The Laurel is a popular, proven 1 1/2 -story plan.

Also in the Hills of Forest View, Hilmann Home Building has begun construction of two plans. The Chesapeake is a reverse 1 1/2 -story plan with two bedrooms and two bathrooms on the main level. The Middleton II is a two-story plan featuring a first-floor study.

A custom-built home by Tabernacle Homes is also under way.

Four new two-story and 1 1/2 -story homes by Rodrock Homes include four to five bedrooms, custom kitchen cabinetry, large master suites and three-car garages. Move-in availability is immediate.

In The Estates of Forest View, the four new homes introduced by Hilmann Homes this spring are sold and new starts are already under way. The two-story and reverse 1 1/2 -story plans feature custom furniture-style cabinetry, extensive wood ceiling and base molding trim detail, granite counters in kitchen and bathrooms, large master suites and other fine finish details.

Two custom-built homes by James Engle Custom Homes are also going up in The Estates of Forest View.

The Olathe community is served by Olathe USD 333 School District. The new Forest View Elementary School is located right in the community. New middle and high schools are nearby.

One hundred and sixty acres of mature woodlands have been set aside as a nature preserve, now a permanent home to area birds and wildlife. The community is also surrounded by Johnson County parkland slated for a future large-scale park similar to Lenexa’s Shawnee Mission Park. Forest View is adjacent to the Ernie Miller Nature Center, the first nature center in Johnson County.

The community entrance, a three-tiered, 50-foot waterfall cascading over natural rock bluffs, is quickly becoming an area landmark.

Forest View’s five-plus-acre outdoor recreational amenity includes a pool and cabana, water play area with fountains, pergola-covered gas grill and picnic areas, sand volleyball courts, playgrounds and walking paths.

The Rodrock Development Moms Council, a concept created by company founder, Darol Rodrock, to help new neighborhoods get off to a great start, is “a unique idea that works everywhere we’ve introduced it,” Langhofer said. He cites year-round events at Forest View, such as the pool opening party, Easter egg hunt and the community’s annual holiday horse-drawn hayride events, as examples of outings “designed to encourage newcomers to get to know each other and have fun.”
